First Party of 2009 – Kreiss Estate

On January 1st, 2009 , the Capitis Group of Luxury Home Services is proud to be a sponsor to help generate additional funds for the Trevor Project. The Trevor Project was established in 1998 to coincide with the airing of “Trevor”, a film about a teen who takes his life when rejected by his friends and peers. The film won and Academy Award for Best Live Action Short Film pertaining to a real life drama.

As a result of this film, the Trevor Project created the first 24-hour 7-days a week toll free crisis and suicide prevention helpline for youth. Since it’s inception the Trevor Helpline has taken over 100,000 phone calls. The Trevor project continues to extend it’s outreach efforts annually. They strive to educate educators, reach out to schools around the country, develop relationships with organizations nationwide to better serve our youth and perhaps even help save young lives from teen suicide.

The event will be taking place at the home of Extra Televisions Michael Corbett, at 675 E Bogert Trail in Palm Springs on Thursday January 1, 2009 at 1 P.M. Entrance admission will benefit the Trevor Project. Please RSVP to 310-739-0907.

Updated Foreclosure Information (California Non-Judicial)

The timeline displayed here is the typical in California for Non-Judicial foreclosure’s.  The foreclosure timeline does not begin until the lender feels they have exhausted all avenues for curing the payment delinquency.  Normally this happens after the borrower has missed over three months of mortgage payments and the Notice of intent to Foreclose has expired.
We have had many questions about California foreclosure’s and wanted to make sure that our clients and customers know how it all works.

  • Start (Day 1-3) - Notice of Default recorded with the county recorder
  • Within 10 Business Days  – Trustee mails Notice of Default to borrower (s) and anyone with a Special Request for notice
  • Within 1 Month - Mail Notice of Default to all parties with an interest in title
  • After 3 Months - Set Sale Date
  • 25 Days Prior to Sale Date - Send Notice of Sale to IRS (if applicable)
  • 20 Days Prior to Sale Date - Publish Notice of Sale, Post Notice of Sale, Mail Notice of Sale,  Begin - publishing Notice of Sale in an adjudicated newspaper (must run 3 weeks consecutive.)
  • 14 Days Prior to Sale Date - Record the Notice of Sale with the county Recorder’s Office
  • 7 Days Prior to Sale Date – Trustee cannot sell for 7 days after expiration of bankruptcy court order
  • 5 Business Days Prior to Sale Date  The borrower’s right to reinstate expires
  • Sale Date – The property is sold to the highest bidder or reverts back to lender

For borrower’s, foreclosure is a very serious legal procedure which can often be avoided.  Housing counseling agencies sponsored by the United States Government offer resources to help you discover special borrower programs.  Most of these services are free of charge.  Contact the US Department of Housing and Urban Development (HUD) at 800-569-4287 or  visit the department’s website at www.hud.gov for more information.

Palm Springs Modernism Week

Modernism Week is an annual collaboration between the Modernism Show, Palm Springs Preservation Foundation, Palm Springs Historical Society, Palm Springs Modern Committee and the Palm Springs Museum focusing on the design and architecture events and programs throughout the Greater Palm Springs Area. This year the events will take place from Friday February 13-Saturday February 21, 2009.

Events include Palm Springs Art Museum films, lectures and symposium, gallery openings and art events, double-decker bus tours to mid-century architectural classics, tours of Frey House II, vintage car show, and the deserts best parties.
