Real Estate Design– Guest Houses

The guest house has become an expected feature in today’s upper level home market, but lately we can expect the unexpected in these unique, comfortable special spaces for guests.Whether attached or detached, small or large, todays high end buyer wants a comfortable retreat for guests that is away from t he main areas of the house. A private retreat where guests can truly feel they have their own personal space

Trends in guest house design have been dictated by the separate but equal doctrine of entertaining guests. Guests should be as comfortable as they would be in a hotel suite or as they are in their own home when having the guest house experience. The guest house can satisfy your need for more space and privacy, while making your guest feel special and pampered in their own home away from home. The average size of a guest house varies from approximately 400 to 700 sq. ft. – depending on the functional needs and property size – so space maximization is a prime design consideration.   Design Longevity needs to also be kept in mind when selecting products such as furniture, finishes and flooring. Considering the level and type of use these products will endure, they must be products conducive to entertaining – durable, unbreakable as well as luxurious.

Fireplaces if possible, will add an extra element of warmth and personality.  Small kitchens or built in coffee bars, and a seating and lounging area as well as Deluxe sleeping accommodations will create a private space where guests can truly feel they have their own special retreat.

TECHNOLOGY

In terms of technology, automation is key. there is much more emphasis on electronics These days, everyone has electronic lighting controls, flat screen TVs, indoor-outdoor sound systems, and even integrated wall or ceiling speakers and I-pod docking systems for personalized musical and media enjoyment of your guests. If your guest is not techno- savvy, a small CD player and flat screen Television, provide the bare essentials.

Flat screen TVs are doing double duty as integrated DVD players allow guests to enjoy their own selection of entertainment. Because of the streamlined size of these monitors, we can now recess them in the wall over the fireplace, which with proper space planning, allows guests to watch TV in bed and enjoy the fireplace at the same time.

KITCHEN/ BARS

Since the theory of this “home away from home”: for your guests needs to be accomplished in a minimum of space, multi functional as well as attractive design elements are the key.

A small kitchen/ bar area will allow overnight guests their own personal cooking space. Small stackable washers and dryers are also a great idea if space allows so that guests feel at home. Refrigerator drawers or small Under counter refrigerators, Built in microwaves and coffee        machines are some of the other popular amenities of today’s guest house. The level of appliances and functionality is dependent on budgetary and size parameters but should give the guest house all the comforts of home.

LUXURY BATHROOMS AND FINISHES

Luxury bathrooms that feature top level materials and finishes as well as lighting, are essential to the well designed guest house. Again, think luxury hotel suite. Double sinks and/or independent vanities if space allows will give a luxurious feel while adding to function for two people using the bath at the same time. Granite or stone counters as well as stone tile in showers and tub areas also add a feeling of luxury. Proper lighting for grooming is essential such as wall sconces as well as down lights at vanity areas. Many designers and architects are also incorporating wall mounted hair dryers as well as make up mirrors with integrated lighting, into the guest suite bath.
