Well a great time was had by all as it seemed for a serious cause in the continuous fight against HIV and AIDS.  We all have lost so many wonderful friends and family members over the years.  It is staggering for me in particular as to the devastation this virus has caused in my life, and continues to for so many others.  This virus was a definite life changer for me personally from a early age of 18 years old, seeing my best of friends quickly get sick and pass away from something so unknown at the time.  I stopped counting, but will never stop remembering those wonderful people that had helped to mold me into who I am today.

During the short 2 mile walk my mind remembered back onto many of my friends current and past that had the “luck of the draw” in getting this virus.  However we all walked with smiles on our faces and soldiered on thankful that we are helping to get the word out there, and help raise more money and awareness that is needed to continue to find a cure.

The crowds were larger than I was expecting, which was nice to see based on the condition of our current economy.  From the Soccer Moms to the Drag Queens we all had come together today with one voice.   A big thank you to all of our team at the Capitis Group, and to all who had donated as well as the many others who turned out to walk and support the effort.

Real Estate Update

Sales of existing homes and condos continue to power the real estate market, in some areas they’re up by double digits, and despite all the negative headlines about foreclosures, even prices are rising in many places as well. Sales in the second quarter ending June 30 jumped by nearly 4 percent countrywide, according to the National Association of Realtors. Second quarter sales in 39 states were higher than the first quarter, as they were in 129 out of the 155 largest markets.

New York saw an impressive 22 percent increase for the quarter, as did Wisconsin. California, Michigan and Minnesota all registered double-digit sales gains compared with the second quarter of 2008. Prices were still flat or down in markets where large percentages of sales are bank-owned REO. But in relatively healthy metro areas like Beaumont and Port Arthur, Texas, they were up significantly, by 11 percent over the second quarter of 2008. In the Denver area during June, home prices were 6 percent higher than May, and re-sales increased by an eye-popping 32 percent, according to MDA Data Quick researchers.

Several of the national home price indexes also continue to point to more than a mere bottoming out — they’re documenting real turnarounds in key areas. The Integrated Asset Services (IAS) 360 index reported a 1.2 percent average increase in its thousands of data-gathering submarkets and neighborhoods for June. Average prices in Boston gained 2.9 percent for the month, according to IAS. In Chicago they were up 1.3 percent, Los Angeles 2.2 percent, San Francisco 1.7 percent, and San Diego 1.4 percent.

Meanwhile, mortgages continued their modest but steady gains, with new loan applications to buy houses up last week by about one percent over the previous week, according to the Mortgage Bankers Association. Rates jumped slightly, however, with 30 year fixed conventional loans going for an average 5.4 percent, and fifteen year rates at 4.7 percent. Conditions in the overall economy were more mixed than in the housing arena, but the big picture still has most economists, and even the Federal Reserve, encouraged that the recession will be over this year.

Fewer jobs were lost last month than expected and unemployment fell to 9.4 percent. But let’s face it: losing a quarter of a million jobs in the span of a month is still a serious drag on the economy – and is certainly no plus for housing. On the other hand, is there anybody out there who wants to trade today’s mixed outlook with last fall’s horror show scenario, when we were all tottering on the edge of a global financial disaster?

Is the Real Estate Down Turn Over?

The real leading indicators may be in real estate. David Berson, chief economist at California Mortgage Insurer PMI Group, has tracked real estate market recoveries in relation to the seven American recessions since 1960. He has concluded that all of these recoveries were characterized by – or drive by – gains in housing starts and home sales.

On average, his findings indicate that residential re-sales start improving for months prior to the end of a recession. In the average recovery, single-family housing starts improved for seven months in a row, and new home sales improved for eight straight months.

Here in Late August, new and existing home sales have both increased for four straight months, and single-family housing starts have improved for the last five months. As Zip Realty’s Patrick Lashinsky told Voice of America, “Affordability is an all-time high.You have home prices that have dropped 25-30%. You have interest rates at very low amounts and you have consumers who have been waiting to buy. Combine that with the $8,000 tax credit you get if you’re a first-time buyer, and it’s creating a solid demand.” Here’s hoping that demand brings about a great and prompt economic recovery.

SUZANNE PRATT: Tonight, we continue our special series “Reviving the Economy: Real Estate,” with a look at California’s residential market. Joining us is Richard Green, U.S.C. Professor and director of the school’s Lusk Center for Real Estate. Richard, welcome to the program.

RICHARD GREEN, DIRECTOR, USC LUSK CENTER FOR REAL ESTATE: It’s pleasure to be here.

PRATT: So talk to me about California. How bad are things out there?

GREEN: Things are pretty bad out here. Depending on where you are in the state, house price have declined between 10 and as many as 50 percent. And really problematic is we have a lot of people who are under water on their mortgages. Thirty percent of people in California who have a mortgage have a mortgage whose balance spread is more than the value of their house.

PRATT: And would you expect that of those 30 percent, how many do you think are going to default on those mortgages?

GREEN: That’s really hard to say. One thing we know is that people who actually put money into their houses they tend not to default unless they have to, but a lot of people in California bought houses without a down payment, so the default rate could be as high as 10, 15 percent on those mortgages.

PRATT: So what is the biggest drag in California currently? Is it the employment situation, unemployment situation or is it inventory?

GREEN: I think it’s the unemployment situation. Actually inventory has come back to reasonable levels in the last few months. We’ve had big increases in sales particularly in the inland empire. That’s San Bernardino and Riverside Counties. But the employment picture here is pretty bleak. As you know, the unemployment rate nationally is 8 1/2 percent, but here in California it’s even worse at 10.5 percent. And again you get away from the coast, the unemployment rates are even higher than that.

PRATT: So what is your outlook for California? When do you think it’s likely to turn around?

GREEN: Well, I think one of the issues is how does the stimulus money flow? One thing that’s going to be helpful to us is in the stimulus bill the conforming loan limit for Fannie Mae and Freddie Mac loans was raised and in the housing rescue bill, people are going to be allowed to refinance those loans even if they don’t have a lot of equity and that will allow people to get lower interest rates and put more money in their pockets. The other thing is, we need a lot of infrastructure out here in California. We have a lot more people than we have the infrastructure to support it so to the extent that the Federal stimulus package provides for infrastructure and allows people to go to work on those infrastructure projects, it will be helpful to our unemployment picture and once jobs come back, I think you’ll start to see the housing market come back here pretty quickly.

PRATT: And I think you told me earlier today when we spoke that you think there’s a possibility that California could be one of the first residential markets to turn around. Why do you think that’s the case?

GREEN: I do and the reason is, as bad as things are out here, we didn’t have the overbuilding particularly along the coast that you saw in places like Nevada and Arizona and Florida. In part the regulatory environment here makes it very hard to build so if you look at the vacancy rate in Los Angeles, that’s vacancy in detached homes and apartments, it’s among the lowest in the country, which means as soon as there’s demand, we should see a return to some health in the housing market here.

PRATT: So we have probably a little bit time left for one question. Are there any particular signs that you watch for to tell you that things may be starting to bottom for people who might be looking for a house to buy a house?

GREEN: Well, there are two signs generally that we look at. One is that inventory number and the inventories have been dropping pretty rapidly here so that’s very good news. The other thing is does owning look good relative to renting as a bargain and right now with the lower prices and low interest rates I think it does. But the employment picture really clouds everything else at the moment and until we see those jobs come back, it’s going to be hard to be really bullish about the housing market here.

PRATT: Understandable. Thank you for joining us.

GREEN: My pleasure.
